Tenant improvement, or TI, is the work that turns an existing commercial shell or an old occupied space into something that fits a new tenant. On the electrical side, that means reworking what's already there instead of starting from a blank slate.

That might be moving outlets and lighting to match a new floor plan. It might be adding dedicated circuits for kitchen equipment, retail displays, or office gear. It might be reworking the panel so the space can carry the load you're bringing in.

Every building on Main Street or out toward the highway has its own history in the walls. Part of my job is figuring out what the last tenant left behind and what of it is still usable.

What does a Hamilton TI project usually involve?

It depends heavily on what the space was before and what you want it to become. A former retail space becoming an office is a different animal than a plain shell becoming a restaurant. But the general sequence tends to look the same.

  • Walking the space with you and your plans so I understand the new layout
  • Figuring out what existing wiring, panels, and circuits can stay
  • Demo of anything that's in the way or no longer serves the layout
  • Rough-in: running new circuits, boxes, and lighting locations while walls are open
  • Trim and finish: fixtures, devices, cover plates, and getting everything live
  • Testing and final inspection before you open the doors

The messy part is usually what you can't see until the walls or ceiling are open. Older commercial buildings in the Bitterroot get patched over the years, and I've opened up plenty of ceilings to find wiring that doesn't match any drawing.

What drives the cost and timeline?

The honest answer is that no two TI jobs price the same, and I won't throw out a number before I've seen the space. What moves the price is real stuff: how much of the existing electrical can be reused, how far new circuits have to run, whether the panel needs work to carry your load, and how much lighting and specialty power the new use requires.

A clean space with a simple layout is a very different job than a full gut with new mechanical equipment feeding off the electrical system. Timeline works the same way. If we're waiting on inspections or on other trades to finish before I can close things up, that stretches things out.

Do I need a permit for this in Hamilton?

Most commercial electrical work of this size is permitted work, and inspections are part of the process. What exactly your project requires depends on the scope and your specific address, and that's a conversation with the local permitting office and building department.

The one thing I'll say is don't skip it. Unpermitted electrical work in a commercial space can come back on you when you sell, lease, or have an insurance issue down the road. It's not worth the shortcut.
